The POTL question
Parcel of tied land, or POTL, is how most of Whitby's newer freehold towns are structured. Each house and its lot are freehold, and you can renovate, rent or repaint without a board's approval, but the private lane behind the garages, the visitor spaces and, in some rows, the front walkways belong to a small common-elements condominium corporation in which every home holds a share. That corporation charges a monthly fee, usually modest, to plough the lane, repave it eventually and insure the shared pieces, and it can issue a status certificate just like a full condominium. Some listings show the fee, some enter it as maintenance and some leave the field blank, which is why this page's fee-free filter is a starting point rather than a promise. Older rows in Whitby Shores, Pringle Creek and Rolling Acres whose driveways open onto the public street are more likely to be truly fee-free.
